How do you get financing on raw land?

I want to purchase a 9 1/2 acre parcel of land for $ 240,000.00 right now it's in the middle of no where but in about 2 1/2 years it will be up for development.... Any advice on how I can get financing so I can sit on it for that amount of time?

10% down and find a local bank that will handle this type of transaction, most mortgage brokers and secondary lenders wont touch raw land.
